This document provides a list of all governing documents associated with Benjamin Crossing.

Covenants:
The covenants, codes and restrictions or CC&Rs, for short, are the recorded documents of our subdivision that affect the title to the land. They define the standards of our community and stipulate what is allowed or not allowed in Benjamin Crossing. This includes restrictions on, but not limited to sheds, swimming pools, parking, etc.

Covenant Amendments:
It is important to read these amendments as the original covenant article/section no longer applies. These covenants were amended by CP Morgan in 2003 and apply to the entire community.

Rules, Regulations & Procedures:
Sometimes a covenant may be vague or allow a board to make governing decisions; this pamphlet was designed to clarify these areas. The Rules, Regulations and Procedures is a great place to learn more about the restrictions of our community. This pamphlet works in conjunction with the covenants and does not change them in anyway.

Articles of Incorporation:
This is a legal document that is filed with the state to create a corporation. It contains the primary rules governing the management of our association.

By-Laws:
The bylaws are "unrecorded" documents that help define how our association must be governed. This document is continually changing to meet the governing needs of our association.  It contains information regarding how many people can be on the board, how often we must hold membership meetings, etc.

By-Law Amendments:
It is important to read these amendments as the original bylaw article/section no longer applies. These bylaws were amended by the board of directors in 2007.

Article II-Resolution:
This is a bylaw resolution and amendment made by the 2010 board on December 2nd. This article amendment states that only notarized proxies will be accepted for any purpose used for a meeting of the members.
