Who should I contact if a streetlight is out?

How do I pay my dues bill?
If you are unsure the amount you owe, please contact Management Advantage. All dues payments can be mailed to, Benjamin Crossing HOA, PO Box 6921, Lafayette, IN 47903, dropped off at Management Advantage, 2150 Market Square, Lafayette, IN, during normal business hours or paid online through SmartStreet here. If you are paying your bill after the due date you will be required to pay all associated late fees.

Who should I contact if something is vandalized or broken in our community?
If you notice something that needs to be fixed in our community like a missing sign or broken bench, please contact Management Advantage.

How do I know what is allowed within the community such as basketball goals, satellite dishes, fences, pools, and hot tubs?
Our community has covenants and restrictions that you can use for reference to see what is allowed. If you do not have these documents, please contact your title company or closing representatives for a copy. You can obtain a copy from Management Advantage, but there is a minimum $35.00 fee for this service. Every homeowner is entitled to a copy of these documents and can be viewed on our website under the Main Menu free of charge.

If I want to make changes, additions, or improvements to my lot what process do I need to follow?
You need to submit a completed Architectural Request Form and mail it to Management Advantage. The Architectural Request Form indicates additional information which may need to be included with your request. Management Advantage works directly with the Board and Architectural Control Committee and has 30 days to process your request.  A letter will be sent to you with the status of the request.

What if I have a problem with disruptive neighbors, bullies, animals or other extreme concerns that require immediate attention?
If you ever feel unsafe or threatened, please call the proper authorities. For example, if there is a stray dog loose in the community contact animal control at 765-423-9321.

What if I have a complaint about another homeowner who is not in compliance with the covenants for my community?
You can call Lori at Management Advantage and express your concern. Management Advantage provides regular property inspections and can address the issue if needed.

Why do we need a Management Company?
A Management Company brings a high level of expertise and professionalism to our community. Our board members have been elected into non-paid positions and choose to bring in outside help to oversee the details of our HOA management. Managing our association is a full-time job and our board members have outside obligations, which do not allow them to commit the hours needed each week to properly manage our community. A Management Company will help answer your questions and assist with concerns about our community more efficiently than the board alone.
