Benjamin Crossing is a Mann Properties community located in Lafayette, Indiana between Veteran's Memorial Parkway and 450 South. We live in a beautiful community that has three parks with playgrounds, professionally maintained greenspaces, three ponds with fountains, paved walking trails and much more. Our main park is Oakley Park and it features a large playground, covered picnic area, and basketball court for your enjoyment.

Our subdivision consists of 630 lots divided into four areas: the Village, the Ridge, the Cove and the Reserve. The Benjamin Crossing HOA provides snow removal, landscaping and common area maintenance as well as other services to our homeowners and residents. This website is designed to provide you with information regarding the government and happenings of this community.

FIRE IN BENJAMIN CROSSING & DONATIONS FOR THE FAMILY: As many of you know a fire broke out in our subdivision the night of May 8th. We are thankful the family was unharmed. Carlos Diaz, Marisela Chavez, and their two children lost their home to this huge fire. There are organizations that are collecting items to help out the family. As this impacted us we would love to see the families in Benjamin Crossing help out the most and show just how much we care!!

NON-PERMIT PARKING DATE(S): Mother’s Day: Sunday, May 12 and Memorial Day Weekend: May 24, 3pm – Tuesday, May 28, 8am Please note that you must still follow the parking guidelines for non-permit dates; the guidelines and additional non-permit parking dates can be viewed under Parking & Towing.

APRIL:

ALLEYWAY SIGNS: In order to improve alleyway aesthetics, consistency within the neighborhood, prevent traffic confusion, clean up congestion of signs and save the Association money on the replacement of poles/signs the Board met with the Tippecanoe Department of Transportation to formulate a plan. The plan was to simplify! There will no longer be stop signs (unless entering a public street) and do not enter signs in the alleyways. You should be seeing these changes in the near future! Please remember, any intersection where there are no stop signs or signals, you must look and yield the right of way to any vehicle in the intersection or approaching from your right at the same time. Going the wrong way down the alleys is dangerous. Please be courteous of your neighbors and drive safely down the alleyways.

WASTE MANAGEMENT: Are you getting strange fees? Please check your most recent Waste Management bill. If you are receiving an Administrator Fee or additional fees, please contact Management Advantage. They are complying a list of homeowners that are receiving these fees and will be working with Waste Management to get this discrepancy resolved.

PONDS: We recently learned that our pond maintenance company will no longer be able to service our subdivision. However, we are happy to announce that a new company has been hired and will be installing our pond fountains shortly!! Field surveys will be conducted every 8 business days between April 1 and October 31 (weather permitting and water temperature above 55 degrees). They will provide treatments for algae and submersed weeds when necessary. They will also be providing a cattail treatment in the fall; this should help eliminate the cattail. As a special bonus our ponds will also be treated with a blue dye three times throughout the season which should improve aesthetics.

NEWSLETTER: The NewsLetter has been distributed to the homes in our subdivision and a color copy is available on the website for future reference. Sharon Dare, the chief editor and journalist to the NewsLetter has recently resigned. We would like to thank her for the tireless hours she put in creating the NewsLetters. CHILTON PARK: This was discussed at the Annual Meeting. The majority of homeowners at the meeting agreed that removing Chilton Park was favorable. Homeowners are still encouraged to call or email Management Advantage regarding the talked about removal and/or relocation of Chilton Park. A "minor modification" will need to be done to the Final Development Plan of Benjamin Crossing in order to proceed with demolition and relocation. This also includes adding new equipment to the existing playgrounds.
